For a low annual fee, the client can access nearly unlimited handyman services including labor and most material costs. The company operates the service via its Mutual Operations Division and has decades of experience repairing manors and offering customer service by phone for all of your mutual-covered issues.

Fluorescent Tubes/Light Bulbs – We replace all types of light bulbs in the manor (except appliance bulbs). Replacing defective fluorescent kitchen ballast.
Lamps – We repair & replace defective switches, wiring, cords, plugs, and sockets. We also replace & repair defective cord line dimmer switches as well as assemble & test new lamps.
Light Fixtures – We raise, lower, or install resident-supplied chandeliers. We are experienced in repairing and replacing light sockets & ballasts. We can repair the wiring within the fixture and replace dimmer switches. Install new light fixtures supplied by residents.
Other Electrical Issues – Our expert team has experience preparing and replacing defective switches and outlets as well as defective GFI outlets. If you need to reset tripped circuit breakers, we can do it for you. Defective wall dimmer switches, electrical wiring shorts within the box, doorbell buttons, and transformers are replaced by us.
Drains – We clear clogged drains within your unit including garbage disposal, kitchen sink trap, bathroom sink trap, dishwasher air gap, and toilets.
Plumbing – We repair and replace traps hoses from the floor to the wall of the building. We also repair shower and tub mixing valves as well as tub basin stoppers.
Toilets – We replace defective flush valves, flappers, and balls in your toilet. If the tank seal needs replacement, we can do it as needed. We also resolve sink and kitchen blocks.
Bathroom – Our expert team replaces defective or leaky hoses and supply lines. Unplug, clean, and replace drain traps and replace defect spray heads. Repair and replace defective pull rods, stoppers as well as remove traps to recover any item lost in the drain.
Tub & Showers – We adjust or repair shower and tub doors as required. Mixing valves can be repaired or replaced. We also repair stoppers, clear plugged drains, replace showers, and reinstall fallen shower curtains.
Faucets – We replace aerators if required, repair faucets within your unit, and replace handles.
Garbage Disposal – We clear jammed disposal machines and replace the entire disposal when needed. We can reset the switch, replace defective wall switches, clean & replace the air gap, and repair or replace the electrical cord.
Dishwashers – Our team has experience in tightening counter attachment screws and removing objects in the tub.
Bathroom Vent Fans – We repair fan blade vibration issues, replace defective motors, and switches.
Resident Assistance Equipment – We install raised toilet seats, tall wood blocks under beds, toilet support bars, and support bars that are not exposed to water.
Refrigerators – Test temperature issues.
Furnaces – We replace blown fuses, check heating issues, reset tripped circuits, explain thermostat operation, and adjust thermostat calibration. We troubleshoot and repair minor electrical issues in the manor.
Central Air Conditioning – We repair and reset tripped switches, test for cooling issues, reset circuit breakers, and troubleshoot problems.
Water Heaters – We inspect leaks, adjust the temperature, relight pilot lights, and check for gas odors.
Closet doors – Adjust and lubricate doors, replace defective or missing floor guides, and lubricate hinges as needed – Mirrored closet doors will be excluded.
Sliding Glass Doors and Windows – Adjust and lubricate rollers, lubricate locks, replace defective locks, and fallen screens.
Drapery Rods – Replace defective drawcords, lubricate the pulley, replace defection cord tension devices, and remove drapes for reinstallation and cleaning.
Drawers – Replace broken runners, tighten loose screws, lubricate hinges, replace rollers, and tighten loose pull knobs.
Ovens – Troubleshoot and test temperatures.
Personal Services – These services are to help residents with day-to-day chores that have become a burden onto them. The resident should supply all items for these services. Items that are covered include but are not limited to the following:

. Move lightweight furniture
. Open or close convertible couches
. Hang small lightweight shelves
. Move or hang potted plants
. Small carpentry jobs
. Install cup hooks
